We are having a brisk November in Sarasota….and I’m not referring to the weather…..we have 15 pending contracts ranging in list price from $1,089,000 to $2,795,000 through November 16, and the following luxury waterfront sales.
3040 GRAND BAY BLVD # 221, LONGBOAT KEY SELLS FOR $1,100,000
With spectacular views of the city, bay and golf course in the Bay Isles section of Longboat Key, this spacious 3 bedroom, 3 1/2 bath Grand Bay Antigua residence comes tastefully finished with over sized neutral tile flooring throughout. The unit was on the market for just over one year and was originally listed at $1,495,000. It sold for $1,100,000 on November 16, 2009. At $376.00 per square foot, this was a very good price for this 2,925 square foot residence.

Listed at only $666 per SF, this was by far the lowest priced Bay front estate on the market in Sarasota/Manatee counties, located on over 1 acre on the widest part of Sarasota Bay with magnificent Bay and sunset views. The property sold for $4,000,000 on November 19, 2009. It was first listed in September 2008 for $9,900,000 and had been reduced to $7,990,000.

My listing of this beautiful end Unit Penthouse, located in the building closest to the bay, at Osprey Harbor Village, near Casey Key, affords panoramic southwest to north intracoastal waterway views from the wrap-around terraces opening from the living room and all 3 bedrooms. The unit is tastefully furnished in a relaxing West Indies style décor. There are 9’ 4” ceiling heights in this penthouse unit. This luxury waterfront condominium was listed for $1,229,000 on September 10 and was under contract in 55 days. It sold for $1,149,000 on November 20, 2009.
Judging from showing activity I hear from my colleagues as well as my own showings for my listing inventory, I am feeling very positive about these reported sales and the anticipation of more to come before year end. We are culturally rich in visual and performing arts, architecture and artisans. Our venues run deep and wide and each of us are enriched by some facet of the art community. Whether it’s enjoying our outdoor big band concert or the opening night at the opera…. Galleries, regional theatre, museums, ballet, circus, artists’ colonies and every variety of festival imaginable including film, juried art and jazz.

With this week’s confirmation by real estate mogul Barbara Corcoran on the Today Show that Sarasota is the No. 1 best value in the entire country, we are preparing for a fantastic season! Well, I don’t know about you, but I’m definitely feeling that “fall is in the air” because we are seeing increased sales of luxury waterfront property in Sarasota from Longboat Key down to Manasota Key……both in single family residential sales and luxury condominium sales….and here’s the scoop for the final sales in September.
3618 FAIR OAKS PL, LONGBOAT KEY SELLS FOR $1,400,000
Situated in the Longboat Key Club and the beautiful neighborhood of Queens Harbour, this home has spectacular bay views and is on a quiet cul-de-sac. Included is a beautiful private gated beach club, and a private dock that accommodates a 34 ft +/- boat. The home boasts expansive floor to ceiling windows with electric shades. This is a great area to bike or walk to the Longboat Key Club, Marina, shopping and restaurants. September Million Dollar Waterfront Sales Off to a Good Start in Sarasota and Casey Key

The first three days of September have resulted in four waterfront sales over $1 million and an additional three properties, listed at $1 million plus, received contracts during this timeframe. Here’s what’s happening in the Sarasota waterfront market:
1300 Ben Franklin Drive, Unit 701 Sells for $2.75 Million Cash
A luxury condominium located at 1300 Ben Franklin Drive, at The Beach Residences on Lido Key (managed by the Ritz Carlton), originally listed for $4,199,000 sold for $2,750,000 (which included furnishings). This unit was on the market for just over a year. It is a gorgeous southwest corner unit with over 4,000 square feet of living area, tasteful furnishings and spectacular views of the Gulf of Mexico.
The other sales this week were single family residences:
805 Casey Key Road, Casey Key FL Sells for $1.7 million

805 Casey Key is a perfect get-away on the private beach of Casey Key, where there are no high rise condominiums and no traffic lights, and where I have called home for the past 16 years. This cottage is situated on about ¾ of an acre and sits at one of the higher elevations on the key, at about 13 feet above sea level. The home had been remodeled in 2000 and has a gulf side pool and patio area. It was listed at $2.385 million and sold for $1.7 million, with a conventional mortgage, in 8 months.

The home boasts 5 bedrooms, mahogany staircase, 12 foot ceilings, outdoor kitchen and a dock with two lifts. The views over to downtown Sarasota and the John Ringling Bridge are just spectacular. The property sold for $3.25 million; list price was $3.995 million, and it sold in just 5 months.

1340 Tangier Way is a Key West style home in the San Remo neighborhood, a great location on the mainland of Sarasota, close to Southside Village with great restaurants, a gourmet grocery store, and boutiques. This property was well priced at $1.975 million and sold for $1.825 million in just four months.

This is a chart of the number of water front homes for sale, under contract and sold over the last 4 years in Sarasota county. In the summer of 2005 you can see inventories increase dramatically to over 3,000 listings. Look at what has happened to inventories over the last year. The number of waterfront homes for sale has dropped 25%. Compared to a year ago the number of sold homes increased almost 22% and homes under contract have increased nearly 35%. Based on closed transactions Sarasota county has about a 12 month supply of waterfront homes for sale. Industry experts figure that a balanced market has a 6 to 7 month supply of homes for sale. It appears to me that we are entering into bottoming out period.
Beachfront Homes
This is the most expensive segment of the waterfront real estate market. Single family homes can be found on Siesta Key, Casey Key, Lido Key, Longboat Key, Manasota Key and Anna Maria Island. There are a few exceptions but you can probably expect to pay at least $2 million for a home on the beach.
Bayfront Homes
Homes on the bay offer breathtaking views of the Sarasota bay. Some of the finest views in the area are from bay front homes. Not only do you get a great view you can also park your boat behind the house. This is great for those who want to cruising the waters around Sarasota within seconds for their home.
Canalfront Homes
Homes on the canal are the most affordable water front options if you enjoy boating. Homes prices have dropped dramatically over the last 4 years. For example, in 2005 you would have had a hard time finding a canalfront home in Country Club Shores on south Longboat Key for less than $1 million. Now prices are starting around $500,000. It really is a good time to be a home buyer.

Lido Key: The Beach Residence Ritz Managed

There are three Ritz managed condominiums in Sarasota (1) Ritz-Carlton Residence, (2) Ritz-Carlton Tower Residence and (3) The Beach Residence. The first two are located downtown Sarasota . The initial owners also received a complimentary membership to the Ritz Club which offered: Beach Club availability, Ritz Spa/exercise and the Ritz Golf Course.
The Beach Residence on south Lido Key just down from lovely St Armands Circle is a luxury condominium complex of 88 units managed by the Ritz-Carlton. This upscale condominium shares the beach front with the Ritz Beach Club. As you enter the complex at 1300 Benjamin Franklin Drive you are greeted by a cordial guard requesting your purpose. Upon entering you drive up a slight grade to a circular drive offering valet parking or you proceed to the under condominium residence parking. The gates open and you park your vehicle. Upon entering The Beach Residence you view a two story entry area with a Ritz welcome. A winding stair case goes to the third level where the amenities are located. These private and elegant amenities include:

SARASOTA: A CITY RICH IN ARCHITECTURE

With the overwhelming presence of both ultra-fabulous Mediterranean Revival Masterpieces and stylistically confused/Mediterranean “inspired” recent developments, it is easy to forget Sarasota’s legacy and potential for the incubation and appreciation of a variety of architectural styles.
We sometimes forget that just 50 years ago, Sarasota was among the nation’s premier generators of modern architecture and new housing types (along with New Canaan, CT and Palm Springs, CA). While we regret that a majority of these Rudolph/Hiss/Lundy/Siebert landmarks are no longer in existence, today, we can be proud to foster contemporary architectural firms such as Halflants+Pichette and Guy Peterson.
French Chateau, Newport, Polynesian, West Indian, Key West and “indigenous” cracker houses and fishing shacks can also be seen dotting our waterfront. Isn’t it a pleasure to have this mix?
One of my favorite juxtapositions of styles is between 643 Mourning Dove Drive (designed by Cliff Scholz and sold by Salkin & Soublis in 2008) and 647 Mourning Dove Drive (a Guy Peterson OFA creation). Both homes are exquisitely designed and constructed. The massing and site organization is very similar; but stylistically, one’s elegance is rooted in traditional detailing and design, and the other in bold, but sensitive modernism. They stand as a harmonious pair, best appreciated by boat. Next time you’re cruising along the Bird Key Bayfront, be sure to admire them.
Just across the Bay, another fabulous pairing of styles are the architectural masterpieces that flank the entrance of Hanson Bayou on the north end of Siesta Key. Overlooking the bright blue waters of Big Pass and Downtown Sarasota, the Clifford Scholz’ island-inspired estate to the east (3410 Flamingo Avenue currently listed with Salkin & Soublis) and the sculptural Carl Abbott landmark to the west serve as excellent examples of the varied styles you’ll see as you quietly boat down the bayou to admire the neighborhood’s exquisite homes.

WATERFRONT SALES UPDATE FROM SARASOTA, FL - JULY 22, 2009

It has been a great past few days with multi-million dollar closings in Sarasota. I reported on June 30 that we had two $8 million+ properties pending in Sarasota. One of those has closed as of July 17. The property at 1301 Westway Drive sold for $7,423,500. This is a 6,580 square foot home built in 2006 with 5 bedrooms, 5.5 baths, situated on New Pass on Lido Shores. The list price was $8,999,000.
The second sale was 3521 Bayou Point, Longboat Key, which sold for $1,565,000 on July 20. This is an open bay peninsula lot with a 3,687 square foot home built in 1996. The original list price was $2.2m.
